Pricing Strategy for GTA Sellers: Underlist, Market Value, or Above?

Offer-date pricing is not a universal strategy. Here's how to decide what fits your street and your timeline.
The underlist-plus-offer-date approach became the default in parts of the GTA, but it only works when there is enough buyer depth in your pocket to produce competition. Used in the wrong market, it stalls a listing and costs you leverage.
When an offer date works
Strong recent absorption in your immediate area, several active buyers per listing, and a property that shows well enough to hold attention through a full week of showings.
When market-value pricing works better
Thinner buyer pools, higher price bands, unusual properties, or when you need certainty more than upside. Pricing at value invites offers on any day rather than betting on one.
How to decide
Look at the last several genuinely comparable sales and ask how each one was actually negotiated, not just what it sold for. That behaviour is the signal.
